Branch Revenue Potential
Some wholesale lenders offer up to 300 BPS per loan, allowing branch owners to retain up to 250 BPS per closing, while United Mortgage retains a 50 BPS royalty. By building and managing a productive team of loan originators, branch owners can scale their earnings significantly.

Not necessarily. While every branch must have a physical address, a commercial office space is not required in every state. Office location requirements vary depending on state regulations—some states allow remote operations or home offices, while others may require a dedicated commercial space for licensing approval.
That said, we strongly encourage branch owners to operate from a professional, enclosed office space to foster credibility with clients, ensure privacy during mortgage discussions, and support potential growth. A commercial location may also be necessary if your branch grows to include additional team members or walk-in clients.
Regardless of your state’s specific requirements, you will be responsible for all rent, utilities, and office-related expenses. We’re happy to guide you through your state’s licensing rules and help you find a suitable office space that meets both regulatory and business needs—within your budget.
Yes, branch owners and their Loan Originators may originate and close loans in any state where United Mortgage holds an active license, regardless of the physical location of the branch. However, each Loan Originator must also be individually licensed in the specific state where the loan is being originated, in accordance with NMLS and state regulations.
Currently, United Mortgage is licensed in Maryland, Virginia, North Carolina, South Carolina, Georgia, and Florida, giving our branch network strong coverage across the Southeast. As part of our strategic growth plan, we are actively working to expand into additional states, providing even greater opportunities for our branches and Loan Originators to serve clients across the country.
We handle all company-level licensing and compliance requirements, allowing branch owners to focus on production and recruiting, while our compliance team ensures adherence to each state’s regulatory guidelines.
A monthly technology fee of $99.95 per loan originator is required and will be collected on each payroll cycle. This fee covers:

Optional Equipment Recommendation: While not mandatory, we strongly recommend that branch owners provide their Loan Originators with dedicated computer equipment, such as a reliable laptop or desktop with sufficient processing power, to ensure optimal system performance and efficiency. Having standardized equipment also helps reduce technical issues and supports a more streamlined onboarding and training experience.
Branch owners are responsible for all costs associated with their branch NMLS licensing, including initial registration, annual renewals, and any required continuing education (CE) for the branch entity.
Loan Originators are individually responsible for maintaining their personal NMLS licenses, including renewal fees and CE requirements.
United Mortgage meets all state-required net worth thresholds on behalf of its branches and covers all company-level licensing fees associated with maintaining United Mortgage’s active licenses in approved states.
Each Loan Originator is responsible for managing the processing of their own loan files. United Mortgage does not provide in-house processing services; however, there are numerous third-party processing providers available that can assist with loan setup, submission, document management, and communication with underwriting teams.
Many of these providers are approved or recommended by our wholesale lending partners, making integration with their platforms seamless and efficient. These third-party services can help streamline your workflow, improve turnaround times, and ensure files are submitted clean and complete.
In most cases, and in accordance with lending guidelines and federal regulations, the cost of third-party processing may be charged to the borrower as a standard processing fee—provided all disclosures and compliance requirements are met.

he United Mortgage Branch Ownership Agreement is a 5-year renewable commitment, designed to provide long-term stability and opportunity for growth. During the term of the agreement, branch owners are expected to fulfill all contractual obligations, including the repayment of any outstanding financing balances and future loses related to the branch purchase or setup.
